Hello Sir,
My name is sundeep . My query is as under:
My father, who was the owner of the property, expired in 1994. After his death, we decided to register/transfer the property in the name of my mother. We went to authority at Janakpuri and made all the documents. Unfortunately, the deed had some error i.e. the relationship of my brother in law mentioned as SON.
Last year I applied for conversion of property from leasehold to freehold. Now, there is a complication arises regarding tis.
I have following questions to ask:
1. What is or was the role of my brother in law in conveyance deed/ registration? Was an NOC required from him?
2. What is the procedure for rectifying the relation which had been printed erroneously in the deed?
3. Do we need to have an NOC from all the members of the members i.e. my wife, my brother in laws now?
I am very confused everybody is giving his own version.
Thank you.
Best regards.

One person who is married and has a wife and child. He expires. His wife and child are his legal heirs. But are his parents also his legal heirs?
This is in respect of a Flat he owns at Mumbai and in respect of membership of the Housing Society.

I have just done the registration of my newly booked flat. However, the Stamp duty, Registration amount has been submitted through the Advocate's account who have done a mistake in flat number while submitting it. Hence, in challan copy, flat number is wrong although in all other places it is correct. Kindly suggest what to do and is it going to make any problem in future if not got corrected?
Thanks and Regards

Hi,
I had filed a case in Cooperative court for Reimbursement for expenses done by me to waterproofing the terrace due to leakage in my flat during rainy season. Our society had filed written statement reply for it.
Query: Can I answer to that reply by written statement or through oral arguments on hearing?

Hi experts,
I have a question regarding my grand mothers veelunama (Telugu) where she wrote that income on her assests can be enjoyed me ,but selling rights only to my son.
1) my wife have fertility issues since 5 yrs. How does law say if I don't get kids?
2) what if I give birth to a girl child only? Does girl child will have rights?
3) if we adopt a boy/girl will they get rights?
4) even though she wrote a veelunama giving selling rights to her grand grand son, as a grand son won't I have rights to sell land?

Bought land during 1953 and tilled by us with labourers.During 1974-75 due to LRF act miscreants took land by filing as themselves as tiller.Land tribunal/AC also upheld the same but after our High court writ pettn and order also AC declrd after spot inspn & other parties version etc.,conferred rights on the other party. We have RTC upto 1974 but later it was transfered to the other party .A lorry driver claimed land(abt 4 acres) and died later on leaving land barren but sold it to others before death.Driver's son-in-law now claims the land. With the available tax paid recpts upto 1974-75,RTC,highcourt orders,AC ORDERS and land not tilled since more than 20/25 years can we go for court/appeal to high court? OR what are the options left for us?The case is purely mastermind of crooked people with lavish money spent/taken with all sorts of illegallity/muscle power/rowdy acts etc.,
Father died due to loss of land and as legal heirs what possibilities are there
after so many years? Pl clarify
A rent receipt is in the name of a tenant since the year 2000 and obviously a tenant is also paying a rent to a landlord since then in Pune. In the year 2005, a tenant went to Solapur for employment purpose and then transferred his ration card from Pune to Solapur. Meanwhile a tenant never sold his tenancy rights to anyone and instead kept his room locked till the year 2007. In the year 2007, the landlord filed a case for possession of the room on the ground that a tenant is not staying in Pune room evidenced by a ration card. Is possession possible for a landlord under Maharashtra rent control act? Can tenant win this case?

Dear sir,
a dealer had showed me a plot in Maharashtra for purchase, i made a advance payment of rs.1,00,000/-. to the dealer as i liked the land. but later on when i saw the map and the actual plot with the help of the same dealer the plot was different. not liking the new location and sensing some from fraud i canceled the deal and asked for the refund of the money paid.
unhappy with the cancellation the dealer is deducting rs.20,000/- from the booking amount and refunding only rs.80,000/-
i want to know whether that amount is justified or else is there any rule for deduction.
(i have the photographs and gps co-ordinates of the first and second location shown)
regards.

Respected Madam/Sirs,
I have bought a property on 28th July 2014 from a lady, 92 year old, Bed ridden with hip failure.
She has acquired the property out of her self-earnings allotted by Bangalore Development Authority in 1977. She has given a notarized E-stamp GPA on 21st july 2014 to her daughter on account of her bad health/immobility, along with a medical certificate by medical practitioner who is treating her.
She has two more daughters who provided NOC on a E-stamp papers towards the GPA & sale of scheculed property.
The notarized E stamp GPA has specified schedule property details mentioned clearly & contains all the rights to execute sale deed registration along with all documentation related to sale of the schedule property.
In 23rd july 2014, GPA holder (Daughter) has signed on E stamp agreement (agreement to sell & sign for sale deed) with acknowledgement of amount received by DD. The amount has been given through DD in the name of her aged mother (owner).
On 28th July 2014, I paid remaining amount as specified in agreement through DD in the name of her aged mother (owner) with her PAN no mentioned in Sale deed
Further sale deed executed at sub-registrar office by GPA holder (daughter) with all the legal stamp duty & registration fees duly paid by me (Purchaser). Sub-registrar office/BBMP revenue offices has provided all documents along with EC+Khata certificate in my name.
My queries:-
Does this transaction is valid & entitles ownership for me on this property? if not, what could be done? Request your suggestions

My father has died and during his life he purchased the property in co-ownership with the mother. The mother is alive today and she wants to sell off such property.
There are 2 brothers & 1 sister, all are alive and the sister wants no share from the property.
Please suggest how, my mother can transfer the title of the property to any other person so that there is no problem in the future.
