Possession letter but no registered sale deed

Respected Members,

I have a unique case. Had paid for in full for a property and received Possession Letter in 2001. Builder did not register the sale deed, me being out of the country.
He also did not register the society. Sent notices for maintenance.
Now society formed in 2013.
Society has asked me to pay my dues. Builder is not registering property and asking to pay dues and additional legal fees. I had paid all this earlier.
What course of action can I take.

Thanks

Partition suit

Sir,

What is partition suit? Is it a civil case?

Who can go for this ? i.e. two owners who have legal title over the property : if they have dispute over a piece of land or adjacent land owners.

I ask this query becos a person who is still going to courts to get title threatens his opposite party with partition suit. Can he go for this suit?

adverse possession

Respected sir
Can a party as defendant avail for perfect title by way of adverse possession.
Plaintiffs have executed sale agreement and received full payment and delivered possession. Sale deed could not be executed cos govt had stopped registration of such lands which are not converted.

Partition

Sir,

The property of my grand father was partitioned in year 2000 between following statkeholders.
1. My grandfather himself.
2. My Father and his two younger brothers. (Total 4)
The partition took place in front of some distant relatives (panch) and details written on white paper were signed by all stakeholders and panch. the partition deed was not registered anywhere.
Now, after demise of my grand father and grand mother his share has been illegally captured by my uncles..Moreover, my father didnt get any share from ancestral land owned by my grand father. Sir can I file a suit for claiming my share from my ancestral property..Or can I file suit for re partition of property between my father and his brothers.
