I am planning to buy a new property and on verification of the title deed it has been observed that this property has been transferred though multiple ownership. I am planning to avail housing loan to buy this property and the bank has been confirmed me that this is an approved project and the verification of the document has been done already by the banks legal. For a reconfirmation I have given this for my advocate and he could find some minor irregularities in it. My question here is, being an approved project by bank, if in case someone is making a claim on this property on a future date, will I be liable to compensate bank on the amount of loan available by me.

Respected Sir,
I am 67 and have only one son child with his family of my daughter in law and one my grandson(5 years).I have excellent relations with them.My son is big executive at a MNC and remains very busy. Moreover he is not at all property conscious.I wish to transfer everything in his favour during my life time,so that he has not to face any hardship after my death. For Bank A/Cs and Fixed Deposits my son is either a Joint Holder or Sole Nominee.
To my knowledge there are some options.
A)Gift Deed,B)Relinquishment Deed,C)Deed of Conveyance.Which one is the least cumbersome and least costly?
One civil lawyer dealing with property deeds has suggested that as my son is the only legal heir of my properties(My wife is not a factor ,she is as as kind to my son as well)simply by submitting one Affidavit before a First Class Magistrate will enable him to acquire the property.Whether the Hindu Succession Act allows this?Whether affidavit before a First Class Magistrate will enable him to acquire the property. Please help

Dear Friends,
One of my friend purchsed a DDA flat in June 2003 from a property dealer, who had purchased the same one month back on POA from the orginal allottee. In both cases, the GPA and SPA have been registered but Agreement to sell has not been registered. My friends was unaware of the imlication of a unregistered conveyance deed.DDA has recently launched a scheme to convert leasehold to freehold. When the broker saw the docs. he pointed out this problem to my friend. he is quite upset. is there any way to get the flat converted into freehold.though, his family has been living in the flat for last 11 years, there is no problem any time from the original allottee or the property dealer who sold the property to my friend. But I want to know is there any risk of litigation or claimfor owvnership of the house from the original allottee or the property dealer taking the advantage of the shortcomings in the docs.
Can anyone please share the views.Replies suggesting "consult to Lawyer" advised not to share their views as the issue involves sentiments.
Thanks

Sir/Madam,
my Late grand father was acquired a plot of land in my village in district Churu Rajasthan. He is no more. after his death my grand mother was the owner of the said plot, but unfortunately she is no more.
The said property is now in dispute my grand father has three son as his legal heir one of them was my Late father, we are two brothers and one sister. now my both the uncle and my mother has decided to sold the said joint plot.
As I am leaving separately and i have heard the information i have talked to my mother, brother and both the uncle regarding the matter and requested them not to sale the property, but they are not hearing and also talking that you have no rights or share in this plot of land. As of now the registration has not done for the plot in dispute.
Can any one in panel here please give his/her valuable suggestions to me, that what to do so that they can't proceed to register the said plot in the name of buyer without my consent, because i don't have any papers or copies of PATTA of the said plot.
Your valuable suggestions are highly appreciated.
Thanks and regards,
Om Sharma

Mutation of property document legal validity in sale of inherited property
I am one of the eight inheritors of my mothers property who died intestate. The property is located in West Bengal. We have got the property mutation done in our individual names. We seven inheritors would like to sell our shares to a non family member after the only remaining inheritor has not taken our offer of buying our share. I would like to know whether the mutation records of an inherited property can be considered as a valid registered document showing ownership of the portion of share one holds for sale of that portion to a third party. Will appreciate very much sound advice on the same. Thanks Saswata Maulik
