Sale of flat

In Mumbai, I have purchased flat on the name of my father and myself in 1994. Share Certificate is issued on my name. My father is expired. Later on in our family agreement it is agreed by family members that the said flat is belongs to me only and nobody else has any claim over it. Now I have desired to sell the said flat. As original agreement to sale was on joint name, (where father’s name was written first) will there be any legal complications? And can my family members create legal problem?

Mutation of property

DEAR SIRS,

I RECEIVED PROPERTY THROUGH WILL EXECUTED BY MY FATHER WHO EXPIRED IN AUGUST 2014. I HAVE TWO QUESTIONS:

1. WITHIN IN HOW MUCH TIME I MUST GET IT TRANSFERRED IN MY NAME-IT IS A PROPERTY FETCHING RENT.

2. I AM FROM VIZAG,AP,-WHAT IS THE PROCEDURE FOR MUTATION OF PROPERTY INTO MY NAME? DOES A LEGAL HEIR CERTIFICATE FROM TASHILDAR IS SUFFICIENT AS IT IS THROUGH A WILL?

THERE ARE NO LEGAL ISSUES TO THE PROPERTY CONCERNED.

Power of attorney

Hello,

My father purchased a room from someone 25 years ago. It was allotted to a person from Agra Development Authority. That Allottee gave a power of attorney to second person. My father bought it from the second person just on an agreement.

Please remember that the installments are still due on this property from ADA. It is not clear from ADA. My father has passed away.

Now I want to sell this property but I don't have proper papers however, I have found the second person (the power of attorney holder). The POA holder says that he can go to Tehsil only once as he stays out of station.

Please help me in finding out what kind of papers I can make with the help on POA holder so that I can get it registered on my name? (Please remember that he can only go to Tehsil once and also it is not clear from ADA).

Secondly, is there any way that make some kind of papers by which I can get the property registered on my name later on (so that I don't have to pay ADA money as of now but of course later) and the POA holder is not required later on?

Its very urgent, any detailed answers would be welcome and appreciated.

Thank you.

Help-- harrassment by local political leader

Sir,
I cannot reveal my location due to some reasons. However i would be glad if you could help me with a problem. I live in X township in India. I have a plot of residential land that is 30 feet away from the main road and rest of 3 sides are covered. It is a big plot and can be used for showroom purposes.. I wanted to sell the plot for good but the local political leader in the area and head of municipal committee is trying to build a structure using his power between my plot and the main road. If this happens it will be covered from all 4 sides, disconnected from the main road and its value will severly go down causing me huge losss.. The plot will remain unusable and unsaleable and it is all i have. The leader is misuing his power to bring loss to me.

I wanted to know if there is any way i can stop it
or
Please answer when the politician's term expires, does the next head of the committee has the power to raze the strucutre built b/w my land and the road. Is there any goverenment rule that a structure cannot be brought down which has built recently by a municpial committee?

Please note: My intention is not to break any civil laws or indulge in any inappropriate activity. I just want to protect the land that is all i have.

Quick and helpful answers would be appretiated.

Thank you
