Property matter with my sister

My father had given share of property to my sister and she is married. After my father's death she is staying in my father's home with my mother. She also sold her share given by my father. She also created Death Will of my mother without her knowledge and added her in nominee. Now I want to create new will and wanted to remove her from my father's house. Kindly suggest what is the procedure.

Civil suit or not

Respected Expert ji,
Thanks for the valuable reply sir,

That's why My humble query sir.
As per valuable suggestion of KIND HEARTED EXPERTS OF THIS FORUM , we ready to give equal share (to uncles & aunts) in the property of demised unmarried our uncle-C.
At this stage the sisters of our uncles, raises the issue that "they were not given anything at the time of partition of 1958.
Our grandfather died in October 1956 after enactment of the Hindu succession act 1956. Partition was done intestate. Present claimants are legal heirs of daughters and sons of grandfather, for the property of demised son-C.
Now the daughters' legal heirs are telling that since they were not given anything in the partition of 1957, so they want to rework the partition deed of 1958

So does it matter when (date) their father died in 1956 is of any relevance?

Can they challenge it even now?
Thanks respected expertji.

Power attorney requirement at tamilnadu

I UNDERSTAND THAT THE POWER OF ATTORNEY EXECUTED BY A NON RESIDENT INDIAN WHEN HE VISITS INDIA IS NOT ACCEPTEDIN RECENT TIMES.
THE REGISTAR WANTS THE POA TO BE MADE IN THE COUNTRY WHERE THE NRI RESIDES- NOTARISED THERE- ATTESTED BY INDIAN EMBASSY OFICIAL AND THAT ONE ONLY IS ACCPTED FOR TRANSFERRING IMMOVABLE PROPERTY IN TAMILNADU.
iS THE STATEMENT IS TRUE?

Maharashtra land revenue code

As per Property Card (Land record) , Land is given on Lease for 50 years from 1914-1915 , On property card it is said lease is registered between Lessee and Lessor (Goverment) in 1928. Some thing very suspicious . There are few other points too. So we are demanding Inquiry of title of land of state under MLRC 20 (2)

Lease Land can not be sold , but I found one old entry in property dated 1932 where Sister in law sold Land to her Brother in law.

Since Govt. Land selling is illegal their are chances they will cancel all transaction after that as per law , They did this with neighboring plot who had 60 years old entry.

Solution

1) File Suit for adverse possession

2) Whether anyone knows any Government resolution to regularize such land in Pune city

3) Any other practical solution
