One of my friend facing problem between birth certificate and passport i.e Recently he has noticed the actual date of birth as 23.11.1982(as per birth certificate) however his educational certificates and other all documents as 23.11.1983 so based on educational certificate he obtained passport with the DOB as 23.11.1983.So please advice me what is the procedure to amend DOB in passport and also advice me whether court order require to obtain regarding this?

Usually we find that the terms and conditions in a house sale agreement are in favour of the developer. However, how comfortable are the developers negotiating on the conditions being modified?
Whether is there any way that a sale agreement that may get signed may go for renegotiation in case of enforcing some of the conditions such as terms of payment, application of penalty or sweep clauses made by developers such as at his discretion he may resell the apartment without refunding agreement amounts or withholding as much as 15% of the sale price etc.

kya ghar bethe will ban sakti hai. mere dada ji vakil ke pas nahi ja sakte. kya me sare document ghar par lakar unse aur kitne witness se document par signature kara sakta hun. aur ye kya legle will to mani jayegi. ek will banwane me kitna kharch aata he. mere dada ji delhi me rahte hai.

SUB : General Power of Attorney (GPA)
My wife and I are senior citizens and quite old . Each one of us own some property ( movable & immovable ) and individual bank accounts . We want that after one of us dies the survivor must be able to handle ( transfer of title in one’s own name or sell ) and get the ownership of all property ( movable & immovable ) and individual bank accounts .
Can we make General Power of Attorney (GPA) in favour of each other separately ? Is this the best option ? What are other options for easy transfer of titles after one’s death , considering minimum payment of taxes , if any ?
What will be the best procedure ? Thanks in anticipation .

Patta documents -Urgent Help

I have been planning to buy a house in andhra pradesh. But the histoy of the documents of the house was not proper. we have applied for loan from a known bank. Intially, the concerned bank authorities said that an NOC is sufficient to initiate the loan process. But, then the loan file has been returned for the cause that the patta certificate in form III issued by the RDO grating occupancy rights in the name of the XXXX for the land YYY situated at AAAA is not submitted and hence the file is returned.
But, we have been trying for the patta document from the RDO office, collector office in every possible way. They are just delayig the process .Because, for so monay days the concerned office who issues the document was not available. they are delaying it still. It has been more than two months, but still they have not issued the documents. They delaying it saying that its due for some signatures and some other process. what is that hell process thats delaying it so much? Isnt the owner of that house authorized to get those documents on demand? Pleas suggest. Its urgen, other wise the file will be closed in the bank concerned.
