I want to take on lease for a period of 20 years of 300 sq yds site for running an Industry form a person who is having SALE CUM GPA from the owners and that SALE CUM GPA is in forceable condition at present. So please suggest me the procedure & conditions for obtaining lease deed from the GPA Holder

whether mou is legal or not in mharashtra. If a mou is signed between seller and purchaser and purchaser gives some amount of the total agreed amount to the seller. If purchaser fails to pay the remaining amount then can seller take any action against him. can he retain the amount already paid. Aslo meanwhile if the purhaser enters into agreement with the same property with another purchaser then what can original seller do?

Validation of the Sale Deed
my relative has purchased a land from a partnership firm in 2007. In the Sale Deed the partner only has signed but the seal of the partnership firm was not put. he is not trying to sell his land. the purchaser asking for this and says it is not valid. is the sale valid? what is way out for this problem?
