Which Act do I refer for Sale Deed Registration and Succession Deed.

Plz urgent help me - my registration can get cancel

Dear Sir

I am posting the same query again with in 24 hrs as my earlier query did not got any reply.

PLZ REPLY.

I have got a house loan from a bank and registered a property by calling commision .
The property was already running on loan from the same bank . So , there is case of book adjustment also from the bank on the seller account .
I have paid the registration charges and stamp duty . The TDS is also paid . My contribution of 20 % by demand draft is also paid by me . I have also paid the 3.09% service tax to developer , as the seller has not registered the property before .
I also have a possesion certificate from a developer .

The registration was done by calling commision and bank has given a xerox of check to seller and asked him after getting the IGR from registered office , to take the physical delivery of check .

Deed mentions about a book adjustment value , check number and my contribution draft details .

Now , today when the seller went to Registration office for IGR , it was not provided as the registration office told him that , the extra 1.1% of stamp duty have to be paid as the property was not registered before and then only IGR will be provided .

The seller and bank is asking me to pay this amount otherwise registration will get cancel , as book adjustment will change.

Kindly advice , is it possible that registration to get cancel and my money getting stuck by no fault of mine .
They are forcing me for 1.1% but I dont want to pay .
I need urgent advice . PLZZZZZ

Stamp duty on mortgage loans

Hi
I am opting for a home loan from SBI for my flat in Hyderabad and the banker says, he needs 0.5% of the loan amount towards stamp duty charges for loan agreement.
I have a basic doubt:
a) Is this stamp-duty mandatory?
b) If I am availing loan amount of 40 lakhs, do I have to pay Rs 20,000/- towards this stamp duty?

Banker says loan processing fee is zero but stamp-duty is something he cannot avoid as this goes to government.

Purchase of a flat from third party

I want to purchase flat from a seller who had an agreement -AOS with the builder. The flat is not yet registered and I want to make first registration on my name with the consent of builder. I would like to take/transfer seller's loan on me too. Banker is asking MOU, Assignment deed and AOS.
Please explain the procedure to follow.
Do I need to make AOS with builder or seller
I want sample formats for the above

Obc certificate

Dear Sir/Madam

My name is Sunil Kumar and i have recently passed some government exams and due to attend document verification and interview process. I am from bihar state and belong to OBC non creamy layer category. The prescribed OBC format attached in the exam notification(SSC) has 15 resolutions in roman numbers numbered (I to XV) to be produced during interview but the OBC certificate issued to me(to every one in my region) has only 11 resolutions numbered(I to XI). Remaining all is same as per the format. will my certificate be valid or will they reject my candidature due to non inclusion of the remaining 4 resolutions in my OBC certificate.

prescribed format asked by SSC is attached below but my certificate has only first 11 resolutions and does not contain the last 4 resolutions

Please help.

Stamp duty on foreign bills in gujarat

Sirs,

We are importing material through 180 days usance letter of credit in which importer has to pay stamp duty @0.25% on value of Bill of Exchange and stamp duty to be affixed or franking on Bill of Exchange, now the problem is that as per the provision of Gujarat stamp act, stamp duty franking or affixing only on unsigned paper but bill of exchange is usually signed by exporter in that case stamp vendor refuse to franking on signed paper. Now what is the way to pay stamp duty? or what is the proceedure to pay stamp duty on signed bill of exchange?.as we have to pay more than Rs.50000/- stamp duty on single bill of exchange so if we go for affixing stamp of 100/- denomination than its require many stamps.

please give your advice.

Transmission of property

We have a flat at Ghatkopar-Mumbai, which was owned by my husband's grandfather, he expired on 3.3.1997. After obtaining the NOC from two Sisters and on brother the flat was transfered in the name of my father in law.
Now my father in law expired on 25.08.14, leaving no will, but the nomination is done in the name of my husband who is the only child.
We want to transfer the flat in the joint ownership of my Mother in Law (Wife) and husband (Son) of the deceased.
I want to know as to which document do we have to submit to the society for transmission.
