Dear Sir,
I have been booked one flat of 1015 sq.fit area at Rate.Rs.3740/- sq.fit.The said property is at KALYAN & Building is under constrution. Said builder has issued an allotment letter to all customers mentioning salable area 1015 sq.fit with rate Rs.3740/
Rs.4 Lcas have been paid as an advance payment.
Now builder is insisting us to go for SALE AGREEMENT mentioning actual CARPET AREA 633.44 sq.fit and total value of the property.
I read draft of the sales agreement. The builder has not mentioned anything about built up/sup.built up or salable area anywhere in the sale agreement.
Since I wanted to avail 80% finance for the property, the bankers are calculating finance as per market rate / reconer rate and actual sq.fit mentioned in the agreement.
At the same time builder is asking us to return that allotment letter to him before signing agreement/registering agreement with the concern authority.
1) Should I go ahead with existing situation?
2) Should I return that allotment letter to the builder before agreement?

my father builded a building in mumbai suburban area in 1976 of 10 flats ,2 garages & 3 open parkings.out of 10 he sold 9 and kept the flat on 3rd floor with attched open terrace for ourself.society was formed in 1981..now we want to give the conveyance to the society but they are not accepting the terms that garages and terrace attached to the flat belongs to the builder..what should be done they want the private terrace and garages to be mentioned as property of the society along with the common terrace on the top floor.nobody has any sale agreements of garages nor parkings has been alloted to any1 ..in b.m.c plan of 1977 the open terrace had a wall which was taken inside the living room before the formation of the society.now society claims that along with common terrace ,.the private terrace on 3rd floor also belongs to them and the parkings and garages are also part of the society....any 1 can help what can be done???? can it be mentioned as our property in conveyance??

a land was approved in the year 2000, from then it has been transfered to 3 other parties, in all the previous documents the dimensions are
east to west : 40 feet
north to south : 50 feet
as per approved layout, the dimensions are
east to west : 50 feet
north to south : 40 feet
should i register 3 rectification deeds? (i.e from party 1 to party2,party 2 to party3,party 3 to myself) or what is the procedure for this mistake?
can the rectification deed be done in
100Rs stamp paper or stamp duty sould be the difference of the guideline value?

I need a domicile certificate for my brother, who are residing delhi for three years for the purpose of education (11th & 12th class), but not having a ration card. I have voter ID & Bank A/c . My brother has also a bank A/c and school id and certificates.
Can above document is Sufficient?
Above document must me attested by Gazeted officer- grade-I level. Who are coming under Gazeted officer - grade -I?
Somebody says They are IAS/IPS. But i don't know anybody such person. What option i have?
