Society share cerfiticate

Hi,

I am from Pune and I have 2 queries:-
1) In case Flat agreement and registration is done on 2 names (say Mr X and Mr Y), can society issue certificate on the name of Mr X only on request from Mr X?


2) This question is separate from Q1. Suppose share certificate is issued to single owner and in the nomination forms 2 names are provided. After death of single owner,
is society supposed to put both the nominee's names on share certificate?

Rectification deed

Dear sir,

Whether I have to pay full stamp duty on rectification charges for following changes.

1. Site measurement reduced from 60x40 (2400 sft) to 40x40 (1600)

2. In the schedule part all the four direction will going to change. Please help me out.

Lease agreement - firm

Dear Sir,

Please advice me on my issue.

I have one Firm and having 5 partners and firm now decided to give their building for lease rentals to different shops.

Now my query is while drafting lease agreement, whether we need to draft in the name of Firm and representing firm by any one active partner name is enough

or

we have to mention the Firm name and down we need to write all partners and their address in "LESSOR" column

which correct as per legally. please advice on this issue.

In addition to this, please share if any draft copy of shoppes lease rental agreement documents by Firms

Passport : different father's name in birth and matriculation certificates

Hello

I recently applied for passport and my application is on hold as the father's name on birth and matriculation didn't match.

Case:
My mother is got a divorce degree and remarried.

On my birth certificate my biological father's name is written.

On my matriculation degree, my step father's name is written.

Problem:
I don't have an adoption deed and biological father is alive. Also I am 23 years old.

Misc info:
Documents are already scanned by passport office.

Please help me and offer me advice.

Caveat format in probate proceedings

Greetings to all the members of lawyers club India community.
i wanted the caveat format particularly in the grant of probate proceedings and the caveat is to be filed in Bombay High Court.
So i request u to reply at the earliest and its urgent.
i request the experts to reply in this matter.

Death not registered.

Dear all,

My grandmother died in 1982, we have some property issue today for that we require her deathcertificate.We have applied it with our Ward BMC and the hospital where she died, but both of the them claim that they dont have any details about the same. BMC claims the death is not registered with them. Pls help what to do in this case.Is there any solution for the same, like getting some letter from village panchyat for the same etc.Pls note that place of death is MUmbai.

Need format for agreement between a patient and hospital

Dear Experts,

Ours is a Hospital which provide health care service (both in and out patient) to credit patients too, which could be TPA / Companies / Govt Schmes for which the Patient is entitled to produce ID card and authorization letter from respective company within 24 hours failing which they need to continue as cash patient (initially we are thinking to take some advance on nonproducing the same) and return on producing the same. So, i need to draft a legal agreement for this.

Property as collateral

I wish to avail an educational loan exceeding 15 lakhs from private financial institution and has agreed to vouch my house as collateral.

The house is in grandma's name who is no more. No will was registered.

My father has two siblings and both have agreed to not claim the house and are ready to give NOC for that.

I wish to avoid the option of registering house in father's name for the time being.

The legal department has refused to accept property as collateral claiming bad title and sighting reason that a claim may arise in future.

If father's siblings agree to furnish an authentic NOC, why should there be an issue?

Amendment of charitable trust deed and removable of trustees.

Dear Experts,

I am unsure of how to remove the trustees as there is no clause included in trust deed. What procedure I need to follow?

Also, can you please let me know how to amend the rights of managing trustee. The procedure for amending is not included and no clause is mentioned in trust deed.

Can you please guide me. Thanking you.
