My son is entering into sale agreement to by a flat. Can I or my wife sign as a witness in the agreement. Or the witness should be a person of NOT blood relation.

You can sign as one of the witnesses in the agreement.

Any sound and major person can sign on document as witness,it's not essential that witness must not be blood relative or relative.

Thanks for opinion. I would like to know whether the sale agreement has to be registered, or, Sale deed registration in registrar office is sufficient.

It is better to go for the sale deed directly.

If the situation is that you have paid the entire sale consideration amount and the flat is fully completed and ready to occupy then you may better enter a registered sale agreement itself, however for the witness, let one of the witnesses be from the seller side too.

Only advance is paid and entered into sale agreement. Sale deed registration will happen next month.

If the seller will execute the sale deed next month then you can take suitable action for witnessing the registered document accordingly based on the circumstances prevailing then.
