Vacating house as a tenant - need advice

We need advice as a tenant. We are occupants of a flat in Chennai for the last 6 yrs. On 30th Aug,our house owner verbally informed us to vacate by Dec end. In three different instances she clearly said by Dec is when she wants us to vacate. She gave sufficient time since we have a small child and not to cause inconvenience. Since the notice to vacate came from her we informed her by email in mid oct of our intention to vacate by nov end. She lives out of India and plans to visit in Jan 2016 only. she now is asking us to give her 2 mths notice since we r vacating before dec, citing that she said we should vacate in Jan.

Would need advice if we are required to give 2 mths notice again wen the notice to vacate came from her and we are doing so well within the time given. She did not renew the rent agreement last time. From her side everything was verbal communication.
Now we r being asked to pay rent till mid dec 2015 taking into account from the time we wrote the mail to her n 2 mths from then. Thanks.

if anything done, if you not wish to vacate the house, the house owner cannot through out you with out court order, so you can stay. if they give trouble you can file RCOP case against owner.

You can inform the landlady, in writing, your intention to vacate the house as originally suggested by her, though verbally.

If she has asked in writing reply refusing any liability. No need if communication received verbally.

If she continue with the illegal demands / extra money, you can refuse to vacate and ask her to move to court for orders which may take 3-5 years. However, such steps should be avoided by a good tenant .

If she wish, she can claim her balance of rent through court for which she would hardly succeed.

Thank you all for your replies. We got fed up of their rude behaviour and name calling and even telling us that we have not followed the procedure, when all their communication has been verbal but we r ensuring that we keep atleast email record of everything. just hoping it gets resolved amicably so that we r able to leave from here in peace.

In order order to maintain claim and peace as desired by you, vacate the house in November as originally planned by you.

1) send rent by rehd post AD.
2) if wish vacat tell her u r vacting on...,...date
