Transfer of house in the name of my mother

HI, I JUST BOUGHT A NEW FLAT AND GOT IT REGISTERED AS WELL UNDER MY NAME. I WANT TO TRANSFER THE FLAT'S OWNER NAME TO MY MOTHER'S NAME WITHOUT REGISTERING.

CAN I DO IT BY JUST WRITING THE SAME IN A RS 100 STAMP PAPER AND GET IT DULY SIGNED BY ME MOTHER AND OTHER FAMILY MEMBERS?

WILL THE DOCUMENTATION IN STAMP PAPER STAND VALID EVEN IF I DO NOT RE-REGISTER THE FLAT UNDER MY MOTHER'S NAME?

It is not sufficient and required to execute registered transfer deed i.e. sale deed or gift deed under Indian Registration Act. And after due registration of document, then only mutation will effect in Property Card.

Agreed with the expert Sh. Shashikant Patil ji. Stamp Paper as mentioned by you is not sufficient.

Without registering you can only make a Will in favor of your mother in respect of the flat. However, in that case the ownership will not be transferred now. If you want to transfer it now, you can execute a gift deed in her favor which will require registration.
