Time Frame for registering Leave & License Agreement

Respected Sirs,
I am an owner of a 1 BHK flat in Pune & let it out on leave & license basis. Towards the same my current tenant whose term of stay is to expire coming Nov 2010 intends to increase his stay for an extended period of 5 months. Please guide me as to the time frame within which the I have to re-register the leave and license document so as to make the agreement binding. Also could you pls. tell me if the term for leave & license agreement is fixed for w.r.t. no. months viz. 11 or 12.

Even expiry of the time frame you could execute leave and license agreement. There is nothing that you have to execute another during the subsistence of the existing agreement only. Get the new agreement for 11 months.

What ever you name or do under Mah rent control act after one year the tenant becomes a protected tenant and you can not evict him or raise rent.
