As a owner I want to rent a flat in Madurai city Tamilnadu.
Is it okay to have rent agreement for 11 months?

Both of you shall decide the terms and conditions of the rent agreement. You may decide the rent per month, advance if any, period and other conditions of vacation, paying electricity bills, etc., and register the same before the SRO concerned.

Yes you may rent out your flat on 11 months rent note and if you want to rent out flat for more than 11 months then get executed registered lease deed.
