Regularization of notarized lands

Sir What is the procedure if a person has transferred the possession of property through notarised document. and the property is a domestice residential land property where he is living from the past 40 years and wants to regularize that land on his name?

Pls suggest what are the legal options available, Construction of House already done but he wants the land to be regularized and ready to pay the Prescribed Property Tax and other Fee to the Government

Who has inducted the possessor in the property and why the possession is not challenged during last 40 years ?

What is the document, stated to be notarized is involved in grant of possession ?

The Possessor possessed the property by way of agreement of Sale in the year 1987 and the agreement of Sale was duly notarized in presence of Notary, but it was not registered at Sub registrar office, Further the Possessor is enjoying undisputed possession since past 33 years and wants to get the Document registered Now with the Sub Registrar office, What is the procedure involved now?

Any notarized sale deed is not a valid / legally accepted document.

Notarized agreement to sell was not converted to sale deed in due course, can not confirm title.

Discuss in detail with local, lawyer to explore any possibility / steps to be taken in your favor.
