Registered agreement for sale

Hi, All Members,

"A" IS A PARTNERSHIP FIRM AND FOUR PARTNERS IN FIRM, PARTNER OF PARTNERSHIP FIRM DECIDED TO PURCHSE AGRICULTURE LAND FROM LAND OWNER AND AGREEMENT FOR SALE REGISTERD BETWEEN THEM AT 1975. THE ENTRY OF AGREEMENT FOR SALE IN REVENUE RECORDS IN OTHER PART.
QUESTION IS NOW THE LAND OWENE DEATH AT 1999 AND THE SALE DEED NOT REGISTRATION BETWEEN THEM AND THE LEGAL HEIRS NAME ENTER IN REVENUE RECORDS AND THEY SALE THIS LAND OTHER PERSON. TODAY ANY RIGHT OF PARTNERSHIP FIRM OR IT'S PARTER?

a partnership firm cannot purchase agricultural land . only a farmer cna purchase agricultural land . further agreeemnt is not regd so inadmiisble in evidence . if on detah of orgiinal landowner legal heris have sold the property even if you challenge the sale you wont succeed

I do not agree with sethi. There is no hurdle in many States to purchase the property even by a non-farmer like Haryana, Punjab, Rajasthan, Delji, UP etc.

Next matter is agreement was duly recorded in the revenue record. Third point is querist has not mentioned the terms of the agreement qua the limit of registered sale-deed so without which no definite opinion can be framed.

Even if it is persumed that entire sale consideration had been paid and registered sale-deed was to be executed at the will of the buyer at any time even then the time when the sale deed was made by legal heirs of the deceased seller has not been mentioned. How much time has expired from that execution and registration of deed has also not been disclosed. How do you expect to get entire exact legal advice without disclosing the concerned facts?

This is nothing but injustice with the experts. Post entire facts and then obtain knowledge. I do hope that your firm is still in a position to take legal recourse if facts of the case support this.

IN MAHARASHTRA MAKKADJI ONLY A FARMER CAN PURCHASE AGRICULTURAL LAND .

actually in future querist should specify where they have bought agricultural land .if in some states non agriculturist can purchase agricultural land as mentoioned by makkadji it causes un necessary confusion .
