Regarding confirming party agreement

Hello Friends

I had purchased 30 nos. proposed NA plot from one my friend who is having 5 acre land on his name with 7 /12 extract on his name.

He will give possession to me after 36 months after converting the land in NA, water and electricity supply and construction of the Tar road on the land.

He had given me further rights to resale the plots with my term and condition as Proposed NA plot.

Now things is that legally I am not owning this land as the 7 /12 extract is not on my name.

Can I sell the land by making my friend as a confirming party. Is it possible and the buyer will get the legal rights to claim the property.

please provide the suggestion its very urgent.

You can sell the land by making your friend as a confirming party. And on execution of agreement the buyer shall have rights to claim the property.

if you wait you will get more appreciation for the plots. hope your agreement i s duly stamped registered . get plots transferred in your name then sell

Agree with the expert ajay sethi ji.
Without NA letter plot would not be transferred. The NA letter may be delayed / refused for one or the other reason.

Thanks Mr.Pawar for your opinion can you send my draft copy how make my friend as confirming party in my agreement for the execution of the agreement by giving the buyer the right to claim the property.

If it is so much in doubt, better get a POA on your name(duly registered) and keep selling the plots on that basis.
