Purchase of a plot

i would like to purchase a plot in vizianagaram dt, andhara pradesh, the owner was expaired 2 years ago. Now her husbend and only daughter would like to sell the same to me. both are ready to sign on the sale deed. please let me know what are the other documents i need to get complete rights on the property after purchase. Actually i would like to have bank loan to build a house in that plot.
your advises on this is highly appriciated

First let the property go recorded in name of her husband and daughter in government records /and/or municipality records by adopting the mutation formalities,get confirmed ,a house construction on the land is sanction able in area where land situate
and permission of map sanction possible ,buy by a registered sale deed executated by her husband and daughter(and by those heirs of her if there are any more like son etc.) .

verify the succession certificate if they have, encumbrance certificate, original sale deed, if it is land mutation registar extract etc.,
And another important this is that publish the notice in the local news paper calling objections from the public if anybody has interest over that property by giving them reasonable time.

Rightly advised by experts. Apart from that, before purchase it, without fail issue a public notice on daily news paper. You may get objections if any. Its not mandatory. Even for your satisfied only.

First you please asertain whether the property is ancestral or self aquired property of the deceased. Secondly you have to confirm whether the deceased had left a Will. Thirdly confirm the availability of original title deeds, death certificate and legal heirs certificate, mutatition recenue records such as patta, chitta, tax receipts etc., in the name of the deceased or the present owners. Apply for encumbrance certificate at least for a period of 30 years to confirm nil encumbrance. Collect all the above documents and have advise from a civil lawyer available neareby for scrutiny as to the genuineness of the said documents. This will helpfull for you to buy the property free of encumbrances and will very easy to get the bank loan without getting any more delay.

The owner expired was a lady leaving behind a husband and daughter so no prob as to its being ancestral was advised,for rest i do share with you in addition to mine.
