Procedure for gift deed

Sir,
thank you very much for all your expert advice,

Please let me know the format as well as the procedure for preparing Gift Deed (mother to son room transfer(Airoli Navi Mumbai CIDCO ) . Sir i shall have to pay the Stamp duty charges also?.

what approximate expenses for all this procedure.
