Sir,
Mr. XXXX has got power of attorney of land from landlord. It seems the power of attorney is not registered. Can Mr XXXX sell the land to anybody ??

No, Mr xxxx cannot sell the property through unregistered power of attorney.Documents which are compulsorily registerable can not be executed and registered by unregistered power of attorney.

Un-Registered Power of Attorney is not valid. So he cannot sell the land to other people.
