Notice to the tenant to evict the apartment

My tenant’s agreement is expiring on July 31st, 2021. I want to send him notice by giving him 30 days notice to vacate the apartment as I need the apartment for my own occupation. His rent is also outstanding for more than 3 months now. Kindly let me know what can be done.

You can send a legal notice instructing him to vacate the premises for default in monthly rental payments by giving him 15 days time to vacate and also demand the payment of the arrears of rent before vacating or else the amount would be deducted from the advance amount, if any held by you.
You need not wait until the expiration of the current rental agreement because default in rental payment is a substantial ground for eviction of the tenant.
