Maine 2022 Mai ek flat 70lakh ke aas pass kharida, ab mai mutation karana chahta hu, lekin pre owner mujhe NOC nahi de raha, kya Kara jaaye
A property buyer in Maine is facing difficulties with mutation as the previous owner is refusing to provide a No Objection Certificate (NOC). Legal advice suggests issuing a legal notice to the seller to demand the NOC. If the seller remains uncooperative, the buyer can approach the revenue department with the sale deed and a copy of the legal notice, requesting mutation without the seller's NOC, as it's not always mandatory.

You can issue a legal notice demanding the seller to give NOC for getting the property mutated to your name and then approach the concerned revenue department with an application and the copy of the legal notice requesting the mutation without NOC from your vendor as he is not cooperating.

In which state, the property is situated? For mutation of the property, NOC is not necessary and hence request the Tahsildar to consider your case as the seller is not cooperating with you. You can enclose your sale document with link documents if any.

Has the purchase been through a registered sale deed? The cognizance deed so executed constitutes absolute title to property.
