Mutation for covered garage space

(Querist) 08 March 2024 This query is : Resolved
Dear Sirs, I want to purchase a Garage Space which has a separate deed but there is only one Mutation and assessee no. Will I face any trouble during the Mutation, as the owner already sold the flat (with the same assessee no) to a different person and I'm buying this garage space. Will I face any problem and can I mention the assessee no in the new deed? Any advice and suggestions?

The mutation is a separate subject to that of purchasing the property by a registered sale deed.
If you have the title by a registered sale deed you can apply for mutation of revenue records to your name.

Just one more question, if my lawyer mentioned the same assessee no in my sale deed will there be any problem? As the same no is using the flat owner to pay tax and if I apply for mutation I'll get another assessee no which will be not mentioned in the deed.

As informed earlier tht the mutation of revenue records is different to taht of the registration of the sale deed, you may decide issue based on the circumstances prevailing and follow the process of law in this regard

Is the garage space attached to the flat? Request the owner to get a subdivision number of the Assessment number for the garage space to mention the sub-access number in your sale deed.

Is it mutation in revenue records or municipal records?
