You better take help of an advocate.
Whether Leave and License is applicable in Gurgaon needs to be known as in Bengal it has no force.

If it is applicable then it is better to execute leave and license agreement for 11 months at a time.

leave and licence agreement is better . stamp duty is lower . licencee does not have any rights in the property as he is a mere licencee

the person renting property under a written lease from the owner (lessor). He/she/it is the tenant and the lessor is the landlord.
a person who gives another a license, particularly a private party doing so, such as a business giving someone a license to sell its product

so find good lawyer nearer your place and make the agreement
