Kul kayda

Dear Expert,
My boss own a clear title, single owned, agricultural land approx 30 gunthas,with small concert structure consisting of 2 rooms,this land is located in Maharashtra,we have engage caretaker and paying Rs 5000 per month ,he look after the place,like watering plants,cleaning,growing vegetable,we have not allowed him to stay in the structure.as he is a native and has own house and family living approx 15 minutes from the land.

1) How do we safe guard the property from kul kayda or any other legal issues.
2) Precaution to be taken.
