How to make corrections to the registered document?

We purchased the land in the year 2000. At that time the sellers registered their half of the land to us. they constructed a house in their land and sold out to some one. Now when we checked the documents my land is west side of their house. but actually it is south side. we want to make changes to the registered deed but actually the sellers who sold and registered the land are not traceable. did i make any alterations to the registered document with out the sellers who registered the document? please give me a suggestion.

Without seller sale deed can not be rectified.

In case it is a mistake, then it will also affect the other person who purchased it from your seller. So why don't you two purchasers enter into an exchange deed, exchanging the extent of land which is in your respective possession. However, both of you may be required to pay the stamp and registration fees again.

But in the otherone documents they don't have any mistakes and that one is sold. They don't need the ratification.

File Title Suit for declaration .......in the Civil Court, I suppose only boundary needs to be rectified, rest your advocate will guide you.
