I sold a land to 6 people by dividing it in 6 part and a 4 ft road in the middle as shown in the below image file. my question

1. do the owner of plot III & IV has legal authority on the road in front of plot V & VI if I give them authority to use the 4 ft road to reach their Land III & IV ?

2. Can I built a Wall at the end of 4 ft road at "position 1" ?

In your sale deed weather you have mentioned the road? actually you have divided the land in 7 parts 6 plots and seventh is of road. the area of road will remain on your name. you have to vest to local authority ie panchayat zp or muncipal corporation.dont close the road.

you can not close the road and if there is any other option for there way to reach in that property then you must provide that way to them and then only you can close that road.

Please refer your sale deed for all the six buyers and check what utility with what rights you have given to all the 6 plot holders. If not mentioned, you must keep that as a free approach road to all of them.

Definitely, the owners of plot III & IV have legal authority to approach road in front of plot V & VI, similarly as if plot V & VI have the autrhority to use road in front of Plots I to IV. If plot holders V & VI have the objection on the use by III to IV, the plot holders I & II as well as plot holders III & IV will have the similar objections for others.

So, don't try to make the approach road as a bone of contention for any of the 6 plot holder.
