Gifted propery and rights on property

Dear Sir,

My paternal grandmother having 15 acre of agri land. Which was given by her mother( My grand mother's mother) to her in written on paper which was not registered but available with grandmother.
-Is this gifted property to consider?
- What rights to daughter & sons of my grandmother on this land, if grandma not register any deed?
- After death of grandmother is it equally divided to 1 daughter & 3 sons?

A gift of immovable property cannot pass any title to the donee unless it is registered.

If it is a (valid) WILL then it may not be necessary to register.

You may show the document to an able counsel specializing in such/family/property/revenue/civil matters for a considered opinion.

Unregistered gift is not valid.

The language of the written paper has to be referred, show it to local lawyer and discuss.
