Respected Sir/Madam
We are resident of Mumbai and we have a house in malad west.
Currently the said house is not registered on my grand mothers name as we are going through a legal fight with the builder but we have got the possession for the flat.
now my grand mom is very ill and we are on the procedure o draft a legal document which can transfer the property on my fathers name.
so will gift deed be effective if the house is not yet registered on my grand mothers name.

As the house is not registered yet,it can be got registered in your father's name at the time of registration through a Power of attorney,since gift could be made only by the official owner with valid documents.

Don't take chances, get a will prepared as well.

But sir according to transfer of property act a gift deed can be made only when the property is existing property but it seems here that property is future property as its still not registered on my grand moms name
