Check property title chain before buying plot in ghaziabad

Dear Sir

I intend to purchase a authorized residential plot (ghaziabad development authority GDA) . How do I ensure that the plot i buy is fully clean in title and have no legal disputes are going on it?
My friend had purchased a plot last year but later found out some family dispute was going on in the plot. Even though my friend had arranged a Property search title report also from an advocate , the title report failed to mention that dispute which was going on.
Please let me know all steps i should take inorder to avoid any such issues.

thanks
Aman

Quit claim or disclaimer deed india

Dear Experts

What is the difference between disclaimer deed or quit claim ? I want such a deed to be executed & registered for a property located in Uttar pradesh.

Which is more suitable in my case ? i want to get such a deed signed & register it from my brother , where in i would mention that he disclaims if any future potential right whatsover , from our fathers self acquired/ancestral property because i expect in future after demise of my father . currently i have good relations with my brother so he would sign but later in future i am not sure.

Relinquishment deed/release deed i am aware but do not want to execute either of the two , as it will require substantial stamp duty
thanks in advance dear experts

Suitable witness to a registered will

Dear Experts
I live with my Father in Meerut House since past 15years. This house is in my Fathers name. (Mother Not in picture she passed away 20yrs back). I have an elder brother who lives separately.

Now my father wants to make registered Will where , he wants to Will this Meerut house fully in my Name.
Even though relations with my elder brother are ok presently , i feel after demise of my father , he may surely challenge my fathers will for some share in this meerut house.

Query - So to cover any such risk/harassment from my elder brother in future ,

A) shall i convince and make my elder brother as 1 of the WITNESS in this registered WILL or
B) shall i avoid involving him in witnesses and make independent witness like family friends and relatives ?

Which scenario would be better to safeguard my interests in the future after demise of my father?

If my elder brother agrees to become witness , can he in future question the sanctity of registered WILL etc etc? may be he can say he was forced to becomes witness or may be he says that my father signed his will in pressure or coercion etc etc?

Or once if he becomes a witness , will he not be able to challenge my fathers will thereby making my position much stronger

Am i making myself more vulnerable by making him a witness or making my position stronger by making him a witness?? Pls suggest what option would be better and how i should go about it.
Thanks in advance
