delhi rent control - eviction from tenant

I want to evict the shop which is let out for more than 35 yrs.on bonafide need under delhi rent control under section 14 (1) e. The property stands in my mother's name, who is a widow.

Kindly advise whether the section written above is correct or it should be in section 14(i)d, since it is a commercial shop.
Kindly also advise regarding the eviction, whether easily decided with time period limit.-

Look under Delhi Rent Act, you shuld verify with lawyer regarding section applicability. Generally in case of commercial renting, it is big headache to evict the tenant as you should convince the court tat you require the property for yourself and your livlihood as the tenant by running the shop in such place would gained very good big clients for the past 35 years and he may request to continue the shop there as it affects his right to livlihood. Thus the stand you are taking must be strong and convincible by court. You can also show default of rent as one of the aspect and threatening by tenant to owner not to enter the premises, causing damage to the building and you require it for your purpose etc.,

File eviction petition under section 14(i)d and rest of the opinion of padam is accurate.
