There is no time frame for mutation of property.
However sooner the better specially if there is dispute over the ownership or possession.

ALTHOUGH NO LIMITATION OF TIME FOR MUTATION IS PRESCRIBED BUT KEEPING MUM FOR OVER A PERIOD OF MORE THAN 12 YEARS IN A DISPUTE WITH A RIVAL CLAIMING ADVERSE TO YOUR TITLE
MAY GO AS AN ADVERSE CIRCUMSTANCE AGAINST YOU. OKAY ! I HAVE LEARNED NOW HOW TO ANSWER WHEN ONE IS DEALING AN AUTHOR ON LCI.
Guest (Expert) 09 November 2011
as said by singh sir you must vigil on your rights sleeping on the rights will not give rise to any right in your favour.
Guest (Expert) 10 November 2011
it is maximum 12 years and not later than that.
Shailesh Kr. Shah (Expert) 10 November 2011
Shri Sachdev Bishnoi,

I shall be grateful to you if you elaborate your answer with support of provisions of Law regarding "maximum 12 years".

Thanks
with Regards,
Jai Karan Nagwan (Expert) 10 November 2011
Mr. Shah, this is rule of owneship with reference to law of adverse possesssion. so far here is the question of mutation and not of possession, however mutation is the proof of physical possession.
Guest (Expert) 12 November 2011
The maximum time period for the entrance of the mutation is 12 years and after that the person who transferred the property can claim his ownership on the basis of adverse possession.
Shailesh Kr. Shah (Expert) 15 November 2011
Shri Sachdev Bishnoi,

What would happen, if possession is with buyer after 12 years?

Thanks
with Regards,
