Agreement to sell-Seller abroad

I have identified a house along with the site for purchase in Bangalore and deposited Rs. 50,000/- by cheuque to the seller's a/c.I have got the copies of the documents from the owner's broker, got them verified by my advocate,and was told that I can go ahead with the purchase.

But the problem is is the ownwer is abroad at Amasterdam and he wants me to deposit another 10.5 lakhs in to his bank a/c here in Bangalore, and send him the agreement deed and that he would sign it abroad and send it to me and I can sign it here and keep it, and that we can effect the sale sometime in August when he would come to India and register it, hand over possession of original documents, the house etc. and go back.My question is wheteher a document signed abroad (the owner is not known to me)by him is valid? what is the jurisdiction? What if he does'ntcome in time to register? How to make such a document legal?If he signs at the Indian Consulate in Amasterdam, will it be valid?

How to make such a document legal?If he signs at the Indian Consulate in Amasterdam, will it be valid?

my ans. ask him to execute a general power of attorney[g.p.a.] in favor of a person of his choice living in india,giving him right to sale house along with the site identified and ask him to get that[g.p.a.]
authenticated by the Indian Consulate in Amasterdam,and there after get a sale deed executed by the man holding[g.p.a.]in your favor and then get it registered same day before sub registrar in Bangalore

You do not know who is the owner of the house and u have given him 50000/- now he is telling to pay 10 lac.

It may be that some one is playing fraud with you. You may loose all your money and you could not caught anybody for that.

Act as per advice of Mr. Prabhakar. GPA authenticated by consulate is valid proof.
