my property valid 33lakhs. i have received advance 4 lakhs from Mr.Ramana made agreement on 100rs stamp paper which stated that within 50days he has to pay remaining 29lakhs and make registration. in case of fail 1.50paise interest for late period. not mentioned time frame for interest. he failed to pay balance amount 29lakhs in 50 days. i requsted so many times but he is not responded. after 2years 6months now he came to me and asked i will pay amount with interest make registration, but now the property values are anonumusoly increased now market value of my property nearly 75lakhs. what can i have to do.

need to see terms and conditions of agreement . was there any clause as to forfeiture of advance money ?
since he failed to pay balance amount of 29 lakhs you ought to have terminated agreement .
contact a local lawyer .if you fail to enter into sale deed he may file suit for specific performance

not mentioned any refund of advance in agreement.

after 50 days.for late period interest 1.50rs for 29 Lakhs and do the registration not mentioned limited time period for late interest. is there any validity for 100rs stamp paper suppose if i approach court .what will be the result.
