Donating to orphanage

Dear experts

I had wanted to start an orphanage which was my dre�m. But i understood that I may not be able to give 100% to that for n number of reasons. Still I would like to do something to the many orphans.
I have this idea of donating a fully built orphanage to a good organisation who can use it and run.
This is my first step towards that.
Please help me understand the kind of legal issues that can be faced during this process of building and handing over.
