Sir/Madam,
I would like to buy a house plot. Property owner said that land was given to wife as gift and later on gift was cancelled.
both husband and wife is separately living and not diverced. one daughter is there but she is minor.
should I buy this land? how to go about it.

Have you obtained Encumbrance Certificate from the Sub-Registrar's office regarding the plot in question?
Now, in whose name, the property stands in the Sub-registrar's office?
Have you seen that Cancellation Deed (Whether it is REGISTERED or not).
Did you contact the wife to find whether the GIFT deed had indeed been cancelled and whether she was aware of it?
