Car parking not included in approved plan

Hi sir,
I have decided to buy an under construction flat which they promises to be delivered by October this year ,2014.
This residential project has land area of 56 cents,but in agreement they have written as 46 cents.When enquired they said those 10 cents will be separately registered in the name of association.They also included they bought 10cents of land after building approval so cant be shown in agreement.
Those 10 cents will be used for car parking.
Can you guide me with above query.Is registering in the name of association without showing in agreement is fine?

please check building plans sanctioned by muncipal corporation . builder has to show car parking are in plans approved by corporation

Sanctioned plan shows car parking but builder bought extra 10 cents after approval for car parking,this extra 10 cents not in approved plan

What is your query about?, is it about the extra land or about car parking?, If the car parking was shown in the original plan excluding the additional 10 cents, what is the need to show car parking area in the additional land? Please write what exactly you want to clarify.
