Sir,
my parental land are registered on the name of the my grandfather.already my grandfather is died about 25 year ago and recently my father is also died in an accident.my father is total 7 Child(brother and sister) and land is about 5 bigha,can we individually register in gujarat state.and sir what is the minimum land area limit for registration.

all legal heirs have to file for a legal heir claim over the property and prove that they are the only legal heirs to tej said property, and after such claim is granted by court in their favor,all legal heirs can individually seek registration of land in their names .
registration is a state subject and minimum land area limit for registration is not set up by any state, since right to property is a constitutional right in india now .

Do you mean to share registration as per your individual share?
If it is so then you have to first execute a deed of partition and then go for mutation.

You can file partition suit and on the basis of decision, mutation can be entered.

First of all, everyone sit together, decide about partitioning the property by dividing the same among all the legal heirs/share holders as per the prevailing system and decide about their respective shares and its sizes with proper measurements as per the decision arrived at in the meeting, then draft a partition deed dividing the property among all the entitled share holders, register the same and go for mutation of records o individual share holder's name, the option of fling a partition suit should be kept as a last resort should the talks fail.
