my mother own a plot in home town and wants that to go all her three daughters equally.what is the best way to do this
1) whether she can make a will accordingly
if yes what the beneficiaries have to do to get the property transferred in their names
2)can she give make a gift deed nowitself
if yes
a) where the gift deed to be executed as my mother stays with me is a different state
b) since one of the sister is settled abroad can the gift deed be executed without her presence eventhough her name is shown
c)can my mother make a GPA in two sisters name who are in india to mange the property till her death
if yes where the GPA has to be executed (place or state where the property is situated or can it be done at any place (in india).

will is in best interest of your mother . she should retain control of property till she is alive .executor of will can apply for probate and apply for mutation of property in name of beneficiaries.
execution of gift deed is not in your mother interest

Agree with the expert, will is better. After probating property would be transferred.
