The terms and conditions of sale deed executed by and between the parties concern decide the expiry date, as and when time is the essential element of that contract. It vary from a day to 3 years. It is same in Mumbai( Maharashtra) also.

The aggrieved person may issue notice of termination to other party, and wait for court order.

As per Limitation act, only after 3 years.
prabhakar singh (Expert) 03 January 2012
Limitation is 3 years in your case and not 11 years as some one misguided you.
Querist : Anonymous (Querist) 03 January 2012
what is to be done after 3 year of sale agreement is to be renewed or leave as .
prabhakar singh (Expert) 03 January 2012
If agreement is not followed by a sale deed with in time stipulated then a second agreement is the requirement if parties agree and if parties disagree then aggrieved party may file a suit for specific performance after service upon the defaulting party with in limitation of 3 years, delay of even a day shall not be condoned.

It is always in health of you to state facts of problem posed than to put things in such abstract manner.
