Regarding revenue 1b copy

Sir,
I am kishore I have problem in selling my land can anyone guide me.Actually I purchased land in 2004 from a person and registration is done by that person so sale deed is having his name.when I wanted to sell now I came to know that in revenue records some other name is there and person who did registration his name is not there in revenue records.So how can I Proceed further to sell the land

There are possibilities that you have been defrauded, get all the records checked and move as per advise of local lawyer.

Is it agricultural land?
You can obtain fresh EC from Sub-registrar office for 30 years and verify how the title is passed. If your seller's name appears in the sub-registrar records i.e., EC, mere non-appearance of seller's name in revenue record will not be an impediment. You can verify the chain of names from two channels: 1) Sub-registrar records by obtaining EC for 30 years; 2) Revenue records for the last 30 years and compare. Where there is mismatch, you can probe the same and get it rectified, if the seller is true owner of the land as per EC.

As per the sale deed in your name, you may apply for transfer of revenue records on your name, if the authorities deny, then take the vendor to the revenue department and get it transferred to his name first and then get it transferred on your name. However, for re-sale you donot have to go for revenue records. Consult your lawyer and proceed.

Adangal shows the possession of the land - the property may be in the hands of tenant-agriculturist. You have not replied to my clarification - whether it is agricultural land - however I could understand that it is agrl.land, in which case adangal may show a different name, the name of the person under whose possession the property is and who is cultivating the land. That is not a problem. From which state you are? In Andhra Pradesh there two pass books for the same land - one is like adangal containing the name of the person who is possessing the land, land revenue, crops etc., second book is title deed. In the title deed the owner's name should be mentioned. I have give you sufficient clarifications. You act upon my suggestions and settle the issue.

Sir thanks for the detailed explanation.I forgot to mention that it is agricultural land.yes I am from andhra pradesh and I got two pass books and in both the pass books those survey numbers are included and since you asked me to apply for revenue records I applied them online this morning and I got Latest 1B copy. survery numbers of that land are listed in the 1B Copy under my name so I hope there wont be any problem while selling.
