Stamp duty on lease deed registration, Hyd AP

Dear friends

Would please sugest with regard to rent lease deed registration stamp duty calculation in the following circumstances:
Rent P M - Rs 72,000
tenure - five years
refundable deposit - 5 lacks interest free
place - Hyderabad, Andhra Pradeshriven

Stamp duty for lease period between 1 year to 5 years
Stamp Duty=M X Average Annual Rent X Stamp Duty %

Viz. SD=1 * (72,000) * 3% = 2160

This is assuming that the rent for 5 yrs is Rs.72,000 ( No hike since same is not reflected)Plus on the amount of deposit also the Stamp duty is payable @ 5%riven
