Landlord not refunding the deposit what is the remedy for tenent

(Querist) 10 October 2012 This query is : Resolved 
I have rented a property for 60months and registered agreement with deposit of 3,00,000/= under leave and licence agreement. after six months i vacated the property requesting the land lord to come and take charge of his property. Landlord is not coming forth to take charge of the property nor is he refunding the deposit. What is remedy to the tenent available?

file summary suit for return of your security deposit .

first send a legal notice to landlord to refund ur deposit in 30 days time.
