Lease renewal

Is it requierd to pay an agent a yearly( 11 months) commission at the time of renewing a lease.
The Argument: The agent was paid 2% at the time the deal was signed the first time. This commission was paid in return for his services of helping the deal go through.
Why should the agent be paid at every renewal especially when the renewal is a mutual agreement(resulting from a good working relationship) between the landlord and the tenant.
I distinctly remember reading(news paper) a high court or a supreme court judgement to this effect.
Appreciate an expert's opinion.

no need to pay agent again . when the services of agent are not used for renewal of agreement no commission is due and paybale .

however if you have furnished any letter wherein you had agreed to pay him for renewal then he is enttiled to charge

If you are at the same place no need to pay to the agent , if place is changed you have to pay. But again it is mutual agreement only mostly verbal.

paying commission to agent is dependent on his services rendered and commission agreed there for,if these two elements are the one should honestly pay otherwise not is my view.
