Sistors rights in my Ancestors property

Dear Sir/Madam,

My father was enjoying his father's property till 1996. In 1996, my father has gifted me that property (house )without any condition. I have altered the house fully after spending around Rs. 3 lakhs. My father has expired on 16th Feb 2011. Now my 3 sistors along with their relatives are entering my house without my permission. All of them are married before 1989. My mother lives there and I am using that house as a Godown for areca leaves.

Do they have any rights in my property (house).

Please advice me.

Since the house gifted to your by your father was not his exclusive self acquired property, your other sisters and mother have share in it.

your father had no right to gift entire property, he could have gifted only his share. Your sisters are entittle to claim their share

My Grandfathers property was divided orally between my father and his brothers ( 2 brothers) and made patta individually.
