law relating to increase in rent.can a landlord increase rent every yearof shop.rights of landlord in case tenant is not paying rent,
.time taken by court in such cases.

It is always subject to terms stipulated in the Rental lease agreement.

Rent Control Act do not permit landlord to increase fair/agreed rent every year but if tenant do not pay rent in time then definitely it gives a legal right in favour of landlord to get the shop evicted and rent controller do not take much time in deciding such matters as these are miscellaneous types of matters. Appeals also lie out of order of rent controller but none can anticipate time to be taken by courts while finally deciding the matter.

if tenants not paying rents, landlord can evict tenant on the ground wilful default in payment of rents
