here, X is the landlord and Y and Z , are the co-tenants. Y and Z executed a joint lease agreement , in favor of X. Now, Z intends to withdraw from the tenancy agreement and Y intends to continue with the tenancy agreement.
if so, what is the new agreement that should be prepared between X and Y ?
whether a release deed by Z ,in favor of X is sufficient ?
or , altogether, a new lease agreement between X and Y is required ?

1. There can be two persons named in the lease document. Both are deemed as a single tenant. Therefore, a release deed by Z ,in favor of X is sufficient.
2. However, do inform the landlord about such agreement between y & Z.

if Z wants to with draw from tenancy he should inform the landlord . let landlord prepare fresh agreement with Y only
