Sale on built up area/super built up are

I have bought 1 BHK Flat in Mira road. In advertisement & during discussion/visit Builder told us that the Super Built up area is 645 Sq Ft. But After registration we found that only Built Up area of 516 Sq Ft. is mentioned in Agreement papers. What can we do now. Builder told us that it is the process no body sell flat on super built up. Super Built up area of 645 Sq. Ft. is not mentioned anywhere/any document.
Carpet area is 425 Sq.Ft. there is no park, child play area, swimming pool etc

This is the practice is in ur favour.

Regn office insist to mention only built -up area in Sq. Mtr. for Stamp Duty Calculation.

No Loss on your part.
If u mention super built up higher area, u reqd to pay almost 50% extra SD, as
sd for first 5L is 7600/-
On last 5L is 25000/-

builder is right no sale is made on super built up area . only carpet and built up is mentioned . before buying flat you should have verigfied facilites avilable in complex and the area of flat

Better get your papers checked by some local lawyer to understand properly what has been proposed in your agreement v/s sale deed and what actually you got or likely to get.
