Land Acquisition - Registration must or not

I read Mr. Baskaran Kanagasabai's opinion about land acquisition proceedings and compulsory registration of the same by the Govt.

I also feel that the Govt. should make it a point to register the land acquisitions so as to avoid future complications in the matter. Further this will also confirm the Govt's intentions to take the land. otherwise there are several instances where the land is even returned to the owner since the same was not used for the purpose it was acquired.

But I have one doubt about this registration thing. Is it possible to register the said lands acquired in one lot or in the manner it was when the same was acquired. How to go about the same has to be looked into before thinking of registration. For eg. in one instance a vast land was acquired wherein there were plots and agricultural land. So how to register these whether separately or in one lot. These are some of the questions among others for discussion before coming to a final answer to the query of registration of lands.

The question raised by Baskaran was otherwise. He was of the view like me that the notification issued under Land Acquisition Act acquiring the land must be registrable so as to avoid various litigation.

In your matter, once the land is published as acquired by State then no question arises to get it registered with registrar either in the shape of plots or in one lot as desired by you. After publication of notice under section 6, the entire land comprising therein vests in the State and thereafter no transaction can take place therein.

A Notification by Govt is Notice to all the General Public that the property is under Acqusition .

I agree with you both Mr. Raj Kumar Makkad and Mr. Y V Vishweshwar Rao that once a notification is given then it means that the property is under acquisition and no one else has any right over it.

My question like that of Mr. Baskaran is under the above circumstances when the land consists of several acres, plots, buildings etc., then how to decide about registering the notification. Some indepth study has to be undertaken to go about this process of registering the acquisition notification
